Development Strategies helped to complete a master plan for a combination of three generally lower income neighborhoods adjoining downtown Greenville which is, itself, the highest concentration of jobs in the metro area. While the West Side has its share of urban ills, it has some special assets in addition to downtown adjacency, including the Swamp Rabbit bike trail, a planned regional, two new public schools, a Salvation Army / Ray & Joan Kroc Community Center, and major arterial roads surrounding and within it.
A week-long public charrette led by the Lawrence Group highlighted the several-month planning process. Development Strategies evaluated market forces to attract more housing, increase economic development, and enhance labor force capabilities. Development Strategies also demonstrated the need and opportunity for at least one new grocery store on the West Side to compliment and support residential redevelopment, and created recommendations to preserve the burgeoning arts district and to assure that potential growth will actually occur.
