A large land owner in suburban St. Louis County, Missouri, was considering the value of its 240-acre property as part of the organization’s asset portfolio. Development Strategies was part of a team of consultants evaluating the kinds of land uses that the site could support in light of current and future transportation conditions, local political realities, site characteristics, market forces, and client desires.
Development Strateiges conducted a detailed market study for potential land uses that included institutions, single and multi-family housing, retail stores, signature office buildings, and a mix of such uses in a town center and new urbanism formats. Development Strateiges also estimated the likely market value of the land under a variety of development scenarios.
