Identified strategies included: supporting and leveraging multifamily development, expanding hotel options, and identifying specific downtown sub-districts to help define a unique downtown retail experience.

Our Approach

The Decatur Town Center 2.0 Plan is the first comprehensive strategic update in over forty years for Downtown Decatur, Georgia, one of the few walkable commercial districts in the fast-growing Atlanta region. Decatur is positioned to leverage regional economic momentum to encourage desired development types for its downtown while also providing important public benefits. As part of a multidisciplinary design team led by MKSK, Development Strategies analyzed existing marketing conditions in Downtown Decatur as well as the fiscal impacts of different development types. This analysis identified strategic opportunities to support and leverage multifamily development, expand hotel options, and define a unique downtown retail experience.

Collaborating on a set of eight integrated plan goals that guided the Plan’s vision, Development Strategies detailed specific and implementable action items to guide downtown development and meet community objectives. These include: highlighting important new and existing tools to promote inclusionary housing options, promoting and expanding existing city programs to support small businesses, and identifying specific sub-districts to maximize the success and benefits of new housing, retail and hotel development.
