While prominently located in Downtown Kansas City, the Commerce Tower has seen its tenant roster dwindle over the past 20 years, to the point continued operation as an office building became infeasible. Tower Properties has proposed a $30 million renovation and conversion of the 206,000 square foot, 15-story tower into a mixed-use project including luxury apartments, continuing education classrooms, and a pharmacy, while retaining the remaining office tenants in a condensed office footprint. Development Strategies assisted a potential investor in the project with market and feasibility analyses, with the rehab set to begin in 2015.
